Remodel and Demolition Abatement in Coon Rapids

Typical cost in Coon Rapids

  • Abatement for one kitchen or bathroom remodel$1,900 – $5,500+
  • Abatement of a whole house before tear-down$9,500 – $28,500+

Redoing a kitchen or bath, adding a room or tearing a house down may open up window glazing, roofing, siding, plaster or joint compound. In Minnesota, the asbestos must be out before a structure of any kind, houses included, is renovated or demolished. Clearing it first lets the rest of your project get going.

Abatement for remodels and teardowns is available across Coon Rapids, Anoka and Fridley.

Abatement by project

Walls and ceilings

MDH’s list of home materials includes plaster and joint compound. We sample each layer before walls are opened for new wiring, plumbing or a changed floor plan.

Siding, roofing and windows

MDH advises leaving roofing and siding in good condition alone. We remove only the siding, roofing or glazing your project will actually disturb.

Tearing down a house

Schedule the asbestos work so it wraps up two days or more before the wrecking crew shows up. Asbestos left in any section that comes down turns the debris from that section into asbestos waste, all of it.

Apartments and commercial buildings

Owners of larger buildings have one more deadline. A commercial building, or one holding five or more apartments, is regulated, so MPCA must get notice ten working days before it is demolished. A house with four units or less is excluded from that notice, but the exclusion has limits of its own. A house loses it when it was converted from a regulated use, when it is one of several being demolished by a single owner, or when the teardown belongs to an urban renewal, highway or commercial development project.

Paperwork and choosing a contractor

City permits

Check what your city’s demolition permit needs before you set a date. Fridley, for one, asks for proof of MPCA notification on the application and a city wrecking license.

Questions for any contractor

Collect more than one bid, each with a written work plan, and give the most weight to bids made after someone has seen the site, which MDH calls the most realistic. Then check the papers MDH lists, starting with the contractor’s Minnesota license, the worker and supervisor certificates and the MDH permit, and ending with the waste manifest and air-sampling lab report.
